Is it time for a lifestyle change? The Naismith Inn and Heritage House can offer just that…be your own boss in an environment surrounded by lakes and mountains.
The Inn is best known as Naismith House after Colonel Andrew Naismith purchased the house in 1946 and was instrumental in the incorporation of the Village of Harrison Hot Springs. He was the first Council Chairman as well as Magistrate and Coroner. The Main House, which currently serves as the Owners Residence, was once the area’s Court Room.
Today the property, which borders the Miami River is operating as a Heritage Inn/Vacation Rental. Over the years several buildings and accommodations have been added. There are originally 3 Guest Suites in the main house, one currently used for guest reception, one as a luxurious guest suite and one for the owner’s private use. Private entries enable these units to return to their original use as guest suites if so desired. On the property are 4 additional cottages including a modern duplex housing two modern cottages, one large renovated cottage and one smaller cabin.
The Naismith Inn & Heritage House is well known internationally and has accommodated guests from around the world for the past 28 years. Best known for their attention to detail, cleanliness and warm hospitality they boast a large repeat clientele.
Based on the work schedule of the current owners, the Inn focuses its main rentals on the weekends and during the busy summer season. With bookings taken for a minimum two-night stay there is significant opportunity for a new owner to increase occupancy and revenue. Zoned Commercial/Residential this nearly one acre property provides plenty of opportunity for growth through additional unit’s (subject to Village office approval).
The following is an overview of the Accommodations on the Property:

The Inn is situated on a corner lot. With two driveways, there is plenty of guest and owner parking available.
There are also several maintenance and storage buildings on the property:
-Workshop / Garage
The C3 zoning for this property allows for a density of up to 40 units.
As an alternative to the current use, this property could be easily repurposed as a multifamily complex to take advantage of the high demand for long term rentals in Harrison Hot Springs.
In our opinion, a gross of $ 150,000 would be a conservative estimate with significant upward potential.
